Generating a CDA

How to generate a Commission Disbursement Authorization (CDA) PDF from a transaction in BrokerChamp for delivery to the title company.

What a CDA Is

A Commission Disbursement Authorization (CDA) is the document the title company uses to know who to pay, how much, and from which side of the deal. BrokerChamp generates a CDA PDF from the transaction record so the numbers always match what is in the system.

What the CDA Includes

  • Brokerage letterhead with logo, company address, city/state/zip.
  • ATTENTION TO: title company contact and title company name.
  • Property address (line 1, optional line 2, city, state, zip).
  • Seller names and buyer names (when present on the transaction).
  • Closing date, sale / lease price, and any side-specific notes.
  • Total commission (commission + buyer transaction fee + seller transaction fee + bonus).
  • Per-payee line items with payee name and dollar amount.
  • Wiring / disbursement instructions configured in Transaction Settings.

Generating a CDA

Step 1: Open the transaction in the Transaction Manager.
Step 2: Click the CDA action.
Step 3: Preview the PDF. The page renders with brokerage letterhead, party info, and the per-payee line items pulled live from the transaction record.
Step 4: Download or email the CDA to the title company representative listed on the transaction.

If the CDA Looks Wrong

Warning: The CDA is generated directly from the transaction record. If a payee or amount is wrong, do not edit the PDF. Edit the transaction (parties, splits, distribution rules) and regenerate the CDA. This keeps the database, the CDA, and the eventual invoice and accounting export all in agreement.

Customizing Wiring Instructions

The "Edit CDA Payment Instructions" panel in Transaction Settings controls the disbursement instructions that print at the bottom of every CDA. Update it once and every future CDA picks up the new instructions automatically.
