Generating a CDA
How to generate a Commission Disbursement Authorization (CDA) PDF from a transaction in BrokerChamp for delivery to the title company.

Where to Find It: Admin Tools in the left sidebar, or press / for Search, then Transaction Manager under Deals & Compensation. Open the sale, and the action bar across the top of the edit page holds View CDA and Email CDA to Title Company.
Who can do it: administrators with the Transactions capability (that is the checkbox name on Admin Roles), and Primary Admins. Agents never send a CDA. On a sale that has reached Pending / Sent or Closed, the agent gets a Your CDA copy (PDF) link on their own transaction page.
View Versus Email
- View CDA opens the official PDF in a new tab. Nothing is sent and nothing on the deal changes.
- Email CDA to Title Company attaches the official PDF, sends it, and moves the deal to Pending / Sent.
Sending It
Step 1: Click Email CDA to Title Company. A confirmation shows the exact saved address it is going to, along with the deal and the property, and tells you that a non-official copy also goes to the agents on the deal.
Step 2: If the recipient field on the page has unsaved edits, the confirmation warns you in red: the email goes to the saved address, not the one you just typed. Cancel, save the transaction, then send.
Step 3: Confirm with "Yes, send the CDA". The status badge flips to Pending / Sent, a line is appended to the transaction notes recording who sent it and to which address, and a confirmation line appears under the action bar.
Step 4: The success dialog then offers Share status page. That is for the cooperating agent: a live link showing status, key dates and document progress, and never prices or compensation.
Note: The agents on the deal get a watermarked copy, not the official document. Only the title company receives the official PDF.
Warning: The email button is disabled, with the reason in a tooltip, when the deal is closed (change the status to reopen it first), when it is waiting on team leader approval, or when it is a HUD transaction. HUD deals cannot be emailed at all: use View CDA and deliver it yourself.
Warning: If there is no valid saved email address for the title company you get "No valid recipient on file" instead of a send. Fill in the title company section, save the transaction, then send.
Tip: The payment instructions printed on every CDA, and the option to split the brokerage's payment into two checks, live in Settings and Features, Transactions, Sales Transactions.
