Creating Transaction Invoices
How lease invoices work: generating and emailing the invoice to the leasing representative, the Net 30 due date and past due banner, late fee rules, and the two-check remittance option. Sales use a CDA instead.

Where to Find It: Admin Tools in the left sidebar, or press / for Search, then Transaction Manager under Deals & Compensation. Open a lease, and the action bar holds View Invoice and Email Invoice to Leasing Representative.
Who can do it: administrators with the Transactions capability (that is the checkbox name on Admin Roles), and Primary Admins. Agents do not send invoices.
Warning: Invoices are for leases only. Open a sale and the same two buttons read View CDA and Email CDA to Title Company instead. There is no way to invoice a sale and no setting that turns one on.
Sending It
Step 1: View Invoice opens the PDF in a new tab. Nothing is sent.
Step 2: Email Invoice to Leasing Representative confirms the saved recipient address first, then attaches the invoice, copies the agents on the deal, moves the deal to Pending / Sent and appends a note recording the send. If the address on file is not valid you get "No valid recipient on file" rather than a send.
Dates and Past Due
- The invoice is dated the day it is generated and the terms are Net 30.
- The due date is 30 days after the move-in date on the deal.
- Past 30 days the invoice prints a PAST DUE - PAYMENT OVERDUE banner and the amounts turn red.
- A late fee already applied also turns the labels red, whether or not the 30 days have passed.
Late Fees
Step 1: Late fee behaviour is set in Settings and Features, Transactions, Lease Transactions, Late Fee Settings. Switch on Auto-Apply Late Fees and the rules table appears. Add Rule sets how many Days After Move-in trigger the fee and whether it is a Percentage or a Fixed Amount.
Step 2: With the switch on, fees are calculated and applied at the end of each day. The Apply Invoice Late Fees link on the same card runs it immediately instead of waiting.
Note: A late fee prints on the invoice as its own line reading Late Fee, with the percentage of commission it works out to and how many days past due the invoice is.
Tip: Invoice Remittance, on the Edit Invoice Payment Instructions pane, asks the leasing company to remit the transaction fee as a separate check. The two amounts always add up to the same total due.
